Operations dashboards

One view that answers: how is the property performing this month vs the same month last year, what is the booked-revenue forecast for the next 90 days, which weekends still have inventory worth marketing, and what is the contribution margin after cleaning, supplies, and platform fees. Built in whatever your team will actually open — Notion, Google Sheets with a real model behind it, or a hosted Looker Studio board.

Acquisition analysis for new properties

Honest underwriting for a property you are considering: comparable nightly rates, realistic occupancy after season adjustments, three-year cash-flow projection with sensitivity ranges, regulatory check on the local STR rules, and a clear yes/no/conditional recommendation. Sometimes the model says do not buy — that is the deliverable too.

Engagement formats

One-off analysis — underwriting for a single property or a pricing audit for an existing one. Usually 1–2 weeks. Fixed fee.

Build engagement — a full direct-booking system, an ops dashboard, or both. Typically 4–8 weeks. Includes documentation and a handoff so your team can run it without me.
